The French multinational advertising and communications group, Publicis Groupe, has secured a new 10-year lease in Sydney’s Pyrmont neighborhood. The company will occupy space at 21 Harris Street for its Sydney headquarters, and the lease is worth around $770 per square meter. The company pre-committed to the space, which is currently 91% leased before the building was completed.
Hudson Square Properties and Publicis Groupe have teamed up to negotiate the deal. Publicis Groupe will be occupying 375 Hudson for at least 60 years. The property is a 1.1 million square foot office tower developed by Tishman Speyer. The landlord, Hudson Square Properties, has a portfolio of 12 assets totaling more than six million square feet. The lease, which expires in 2023, includes a 280,000-square-foot expansion. Hudson Square Properties is a tenant and landlord of several properties in the west-side district.

The new public relations agency of Singapore-based Publicis Media has signed a lease at 21 Harris Street, a nine-story building with a total net lettable area of 203,400 square feet. The space will feature an open-concept, industrial-style design with mezzanine floors and polished concrete floors. The building is part of Jackson’s Landing harbor side precinct, which includes the Publicis Groupe, CIP Construction, and The Goods Line Café. Genius Childcare operates on-site.
The property is expected to provide a home to a number of media companies, including Publicis Groupe. The property is currently 90 percent pre-leased and will accommodate a number of companies including the international co-working operator Campfire and a gym operator. It will feature a WALE by NLA of 10.2 years. In addition to Publicis Media Sydney, Suntec REIT is also acquiring a property in the area called 21 Harris Street.
