Reasons to Perform an Asbestos Survey

Visual inspection alone isn’t sufficient to establish the presence or absence of asbestos particles in building material. Only an Asbestos Survey, which involves a random sampling and analysis of materials during the survey, can correctly identify and measure asbestos particles in materials without changing the original sample.

Perform an Asbestos Survey

The sample results are then compared with the current situation to identify any deterioration that may have occurred without the knowledge of the surveyor. An Asbestos Survey is therefore essential for determining the current state of asbestos materials and for determining where further action and control measures need to be taken.

Safety, Information, Disposal, Warning

During the development of a new building, it is sometimes not possible to identify all areas of a building that may have potential asbestos contamination asbestos survey birmingham. In such situations, where pre-renovation asbestos survey has been performed, the surveyor performs a random sampling, carefully follows the prescribed procedures, and records the results.

As soon as a conclusion is reached about the presence of asbestos in the building material, appropriate follow-up actions can be taken, including the identification of special measures that need to be taken and appropriate actions that need to be stopped. Pre-renovation surveys are essential to establish whether asbestos was present in prior renovation and to identify any deterioration that may have occurred prior to the renovation, and also to identify the areas in the renovation that were most vulnerable to contamination.

Usually the surveyor carries out random sampling of the whole building site, not just one room or portion of the building, and takes note of the surveyor’s findings during the survey. In some cases the survey is carried out as part of the premises inspection or as an independent sample survey of the premises. Where post-renovation sampling has been performed, the survey results are recorded as part of the post-renovation survey report.

Pre-renovation asbestos surveys are done by trained individuals and are conducted in a controlled environment to eliminate as much of the hazard as possible. Most of the survey is confined to a narrow area such as an interior space, exterior space or floor area. This survey enables the post-renovation surveyors to detect the precise locations of asbestos concentrations and to make appropriate recommendations for containing the hazard.

When the pre-demolition asbestos survey is performed, the surveyors use a variety of techniques to capture the sampling results. For surface sampling, the surveyors use sensitive instruments such as radiation-emitting radiant (RADs) and compact metal detectors (CCDs). The detailed information obtained from the RAD and CCDs allows the surveyors to make accurate measurements of asbestos concentrations.

Surface sampling is usually used to detect small asbestos-containing materials such as broken pipes, loose tiles, insulation, and missing caulking. Interior sampling is often used to locate large areas contaminated with asbestos. The sample is removed and sent to a laboratory for analysis and quality assurance.
